What are my options for cladding and felting a new roof?
Q. I am trying to work out which material to use to clad and felt a new roof on a new build house that I am currently planning... I have to clad it but what do I use, ply, osb, sarking board? What is the difference between them? I also have to felt (or equivalent!!!??) the roof though am not sure what material to select. Does anyone have any advise? The roof structure is provisionally scheduled to be: concrete tiles tile battens counter battens felt? cladding? attic trusses The roof is also to be ventilated (67mm cavity above insulation between rafters) though am potentially interested in making it unventilated (I know osb wouldn't be suitable if unventilated). A. bitumen impregnated fibre boards, roofshield breathable membrane, counter battens, tile battens and concrete tiles. the fibre boards are cheaper than ply, the roofshield save you from fitting vents. if you are using slates use 19mm sarking boards. hope this is of some help.

Q. My contractor has suggested removing my concrete roof, raising the walls 10 inches, then reinstalling a new concrete roof. The roof is in bad shape, and there are other ways of repairing it, but I like the idea of having taller walls that look more like new construction, so I want to think about it a little bit more. What would be the process of a) removing the existing concrete roof b) raising the walls c) installing a new concrete roof The house is empty right now, and the whole interior is unrenovated. The climate is tropical.

How much is it gonna cost to get a new roof?
Q. I have a garrison-style house in N.E. The floor is +/- 850 sq ft., two stories up in the front, three in the back. I Thought it was just a little leak and tried to fix it from the attic with "Tough as Nails" and it worked okay but that's when I noticed all the other leaks up there. Maybe it's time for a new roof, even though there aren't any loose/damaged shingles visable from the outside. I'm petrified! I have no idea what it's gonna. I think there are asphault shingles up there now so I'd probably have the same/comperable materials. How do I know if I'm getting a good deal? A. HOw many layers does your roof have? How many are code where you live? Here where i live a reroof is about $30 dallors a square plus material.. A new roof is about $45 a square And a tear off is about $150..00 a square depending on the pitch of the roof... how many leaks do you have?.. IF its not that many just go up there with matching singles and gently pull the old ones out and gently put new ones in..dont every use caulking on a roof unless its just for a quick fix until you can get someone out there to fix it... They also had to strip off two layers and apply the new tar paper, ice-shield, and even replace some wood, so if yours is similar expect to pay 1/3 of the $3825 or approximately $1275.

Some contractor suggested that I can lay another layer of new roof on existing one to avoid dirts (i already painted the exterior wall and have new windows) and save some cost. Does that work without any major side effects? FYI, the roof is composite shingle.

A. You cannot lay another layer of new roof on existing one. At 20 year it's time for everything to be replaced. There could be problems under the shingles that may need to be repaired. It's like putting ducked tape on stuff instead of really fixing it.

It cost approx $5,700 and has a warranty from GAF, the roofing manufacturer. Work was done in 2 1/2 days. Very nice, clean, good-looking, no problem job. We received 5 estimates and only from established, licensed companies with workers comp and liability insurance. The estimates ranged from $8,700 to $5,700. Architects drawings incorrect. New roof doesn't correspond to drawings. Can neighbours get it reduced in size.

A. Siding can be put on over your old siding, but I personally would have i removed and have R-Board insulation that is 3/4 inch thick put on them house wrapped or have the seams of the insulation taped before the new siding is put on. The cost of removal should be included in the bid if you specify that is what you want done. They may list it separate to show the cost difference. I would be best on your roof to have the contractor remove the old shingles down to bare roof. That way you can see the condition of the roof boards and see if anything needs to be replaced. I am 42 yr old white female and concerned about being ripped off, so bad I considered having a man do the negotiation so they did not know I was the owner of the house. What can you tell me to help me out?

A. Siding can be put on over your old siding, but I personally would have i removed and have R-Board insulation that is 3/4 inch thick put on them house wrapped or have the seams of the insulation taped before the new siding is put on. The cost of removal should be included in the bid if you specify that is what you want done. They may list it separate to show the cost difference. I would be best on your roof to have the contractor remove the old shingles down to bare roof. That way you can see the condition of the roof boards and see if anything needs to be replaced. A new roof on an old house?
Q. What is the best way to stop a roof from leaking if I dont have any money? I can't afford a new roow alltogether. The whole roof is bad and the house is about 720 sqf. it has a tar paper roof that is realy old.

A. There is no short cut to fix your problem but if you have checked on financial aid and had no luck the only thing I can think of if you can find out exactly where your roof if leaking you might try some roof patch, they sell it by the gallon or 5 gallon bucket and try to seal it that way. If its only a small leak you can buy some silicone caulking but it will only do a very small amount of space. If you can access your attic and try to find exactly where the leak is and again on how bad it is. Any Roofer will tell you they even have new roofs that leak. Just try your best to isolate where its coming from and go from there...Hope this helps

A. Answer number one, I won't insult you but roofing is totally not as you describe,,,"Not hard at all" Yikes. Poor isn't strictly an excuse for someone to be charitable,,,no offense meant, I'm POOR also. Is the damage over a long term? Is it storm related? Can it even be fixed for a nominal price or is it damaged beyond just the shigles or whatever covering you have? Have you homeowners insurance? One place you can try, and I won't do the leg work for you,,, is habitat for humanity. Not only might they do it, or suggest who can, but they also have THRIFT stores nationwide that sell at discount, excess and donated construction material. I wish you well. Rev. Steven

Hello What is the approximate cost for a new roof with the following details: Approximately 250 sqft standard shingles 2 large skylights approx 16 sqft each (No chimneys) It has 2 layers of old shingles currently There doesnt appear to be any rotted wood Low grade incline Location: Chester County, PA (Near Philadelphia) Any idea what is the cost (including labor, materials and disposal of old shingles) I am thinking it should be around $2500 since it is a small roof. I am trying to go with reputed companies. i forgot to add - we need to include ice/water shield as well.
